    Holding Deposits: 

    A holding deposit of £50 per person is payable upon the start of the application. Successful Applications - any holding deposit will be offset against the Initial Rent or Deposit, with the agreement of the payee. 

    Fees, payable in accordance with the Tenant Fees Act 2019:

    Lost Keys or other security devices - Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inclusive of VAT) for the time taken replacing lost key (s) or other security device(s)

    Contract Variation (Tenant's Request) - £50.00 (inclusive of VAT) per variation.

    Change of Sharer (Tenant's Request) - 
    £50.00 (inclusive of VAT) per replacement tenant or any reasonable costs incurred if higher. To cover costs associated with taking landlord's instructions, new tenant referencing and Right to Rent checks as well as preparation and execution of new legal documents.

    Early Contract Termination (Tenant's Request) -
    £50.00 (inclusive of VAT) plus any reasonable Landlord costs, by prior agreement.) Tenant shall be liable to landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

    Deposit: 
    A deposit equal to 5 weeks rent (6 weeks rent, where the annual rent is greater than £50,000.00) The deposit and first month's rent is payable once the references have been passed and before the tenancy begins.
