We offer a comprehensive Residential Letting & Management Service giving our Landlords complete peace of mind throughout the process.

This is broken down into three options:

Tenant finding only service

 

·         Full marketing of the property including colour brochure and internet advertising on rightmove.co.uk, onthemarket.com and acornprop.co.uk

 

 

·         Accompanied viewings if necessary

·         Referencing the selected tenant(s)

·         Preparation of the tenancy agreement

 

 

A one-off fee equivalent to one month’s rent plus VATpayable on the commencement of the tenancy agreement.

*Additional fee for inventory provision, see table on next page.

 

 

 

 

Full property management service

 

 

·         Full marketing of the property including colour brochure and internet advertising on rightmove.co.uk, and acornprop.co.uk

·         Accompanied viewings if necessary

·         Referencing the selected tenant(s)

·         Preparation of the tenancy agreement

·         Holding of and registration of the tenancy deposit

·         Transfer of the utilities into the tenants name

·         Arrangements for the renewal of safety certificates

·         Rent collection on a monthly basis

 

 

·         Transfer of the rent (less monthly management fee) to the landlord’s bank account

·         Monthly written landlord rent statements and annual statements if required

·         Periodic property visits to ensure that tenant meeting all required obligations and to evaluate ongoing repairs that might be required

·         Arrangements of repairs that may be required

·         Serve notice to end the tenancy (if required)

·         Check out the tenant at the end of the tenancy

 

 

An initial fee equivalent to the first month’s rent including VATpayable on the commencement of the tenancy agreement followed from month two onwards by a monthly management fee of 10% of the rental amount plus VAT, commencing with the second month’s rent.  *Additional fee for inventory provision, see table on next page.

Everything is dealt with from our North Walsham office, where we can provide face to face guidance and assistance from initial marketing through to the end of a tenancy.

We are members of both ARLA and The Property Ombudsman for Lettings, ensuring the highest possible standards of service. In addition, Our Lettings Manager Nicola Wade is a qualified member of ARLA and has considerable experience in all areas of residential letting.
